So what actually goes into selling a house?
Let me tell you the story behind this one.

I first met my sellers in December, and we hit the ground running. By the first week of January, their home was on the market—with high-quality photos, a stunning video tour, multiple open houses, targeted emails to every local agent, and paid social media ads. Within days, we had an offer and the sellers were thrilled.

But then came the twist—
The buyer, who was relocating, requested tons of inspections and ultimately backed out after using the inspection contingency. Suddenly, we were back on the market… with days on Zillow piling up and limited visibility unless we dropped the price.

So we pivoted.
We lowered the price, added staging (since the sellers had already moved out), and rephotographed the home to show it in its absolute best light. The difference? Huge. Within days, we had multiple new offers, and this time, one stuck.

We closed on Wednesday and couldn’t be happier for both the sellers and the new owners.

Moral of the story? Marketing matters. Presentation matters. And having an agent who knows how to navigate the highs and lows makes all the difference.
